You agree a price and put down a deposit on an off-plan new-build home - or exchange on any property, for that matter - and then find that you can't complete.
A grim position, obviously, but the worst of it is that you lose your deposit and the deal's off, right? Wrong.

But many of these homes are now worth 40 per cent less than they were when the buyers agreed to purchase them two years ago, and Berkeley Homes is threatening to sue to recover the difference between the original [url=http://www.pandoracharmsonsales.org]Cheap Pandora Charms[/url] price and the price at which they can now be sold.
Off-plan buyers are particularly vulnerable when a market turns sour because of the time delay between committing to buy and subsequently arranging a loan.
The 83 buyers, who claim to be owner-occupiers - Berkeley says many are investors - face mortgage lenders demanding larger cash deposits. No bank is offering 90 per cent loan-to-value any more and lenders have so downvalued the apartments that the buyers' loans and savings no longer meet the original purchase price.
Berkeley chief executive Tony Pidgley has demanded that the Government bail out the buyers, or put pressure on banks to lend more, but without success.
Former Housing Minister Nick Raynsford has said: 'It is unreasonable to expect the buyers to bear the full financial loss without assistance from the housebuilder.' A shared equity arrangement has been suggested, but rejected by Berkeley.
Ballymore is taking a similar tough stance with buyers at Pan Peninsula in London's Docklands, while Barratt says it routinely refunds deposits to genuine owner-occupier buyers in difficulty, and adds: 'It is simply not a good idea to threaten our future customers.'
The issue marks an unappetising start to New Homes Week, which begins today, with housebuilders around the country offering attractive deals as confidence is back on the rise.
I purchased in Pan Peninsular for my son to one day enjoy, 50% of all purchasers are in dire straights ,due to lenders undervaluing whilst demanding 30% Ingoing mortgage costs,therefore many left with litigation proceedings and potential financial ruin the properties are 30-40% less in value than original purchase prices which makes impossible for many to complete.

They refuse to assist any purchaser to complete, have no respect, customer relations with any of their buyers ,be very wary of doing any business with this company
